Staging a home for sale is an art, designed for the sole purpose of giving that home a competitive edge in the marketplace.

Home Staging is the technique of preparing and presenting a home for sale in order to offer the best view of the house to potential buyers, therefore making it appeal to a wider audience and greatly improving the chances of selling it fast and getting you the best possible price for your property.

When you are ready to place your home on the market for sale it becomes a product. Similar to a product on the shelf at your local store, the product has features and benefits and competition. To compete in the marketplace you must be priced right and look better than the other products. Your home is no different and given the fact that every house can be staged regardless of price or location, acquiring the competitive edge needed to get ahead on the market is a positive approach to take.

What kind of success has this concept had in overseas property markets?

Home-staging, or Property Styling as it is also known as, is one of the fastest growing industries in the US and in the UK where houses are generally being sold for 10-15% more than un-staged properties. South African Estate agents believe the same can be achieved in this country.

The success of home staging in the UK has been proven time and time again.

Some clear examples are:

1. a three bed detached house in Leicestershire valued at £142,500 before staging was sold for £160,000 after investing only £1,900.
2. a Development company in the UK that used a home staging company added a value of £100,000 to the property after spending only £6,000.
3. a four bedroom family home in Southeast London worth £165,000 was proving difficult to sell until property stylists stepped in and five days later the property was valued at £200,000 after only spending £4,700.
4. A house first valued at £2.400.000 in Putney, London was subsequently revalued at £2,600,000 after being staged and sold for over £3,000,000 on its first day on the market, achieving the highest sale price for any property in that area!

What kind of future is perceived for the Home-staging phenomenon in SA?

We at DesignBoost believe in a very short period of time home staging will be part and parcel of the selling process in South Africa. The importance for both the seller and the estate agents, in selling the property for the highest possible value in the shortest span of time, will see both starting to use home staging specialists as an integral part of the selling process. We thus believe that like in the US, UK or Australia, Home Staging will be a huge success and the demand for home stagers will see this industry grow dramatically.

It is also important to acknowledge that a significant amount of sales in the South African property market are directed to overseas buyers who are used to the concept of Home-Staging and expect home-stagers to somehow be involved in the process.
